Vital Signs: Summer Cools, and the Two Counties Drift Apart | Bellator Real Estate

Each month, our Vital Signs report takes the pulse of the residential market across the two counties we serve. The number behind each market is its absorption rate — how many months it would take to sell every home currently listed if nothing new came on. Under six months means homes are moving quickly and sellers hold the advantage. Over six months means buyers have more room to negotiate. The 6.0–6.9 zone is a balanced market where neither side has a clear edge.

As summer wound down, sales slowed in both counties — a normal seasonal shift — and that nudged both absorption rates up. But the two counties are now in noticeably different places.

The Headline

Baldwin County stayed a seller's market, just a little less white-hot — its countywide absorption rate rose from 4.7 in July to 5.4 in August, still comfortably in seller's territory but off its summer peak as sales cooled.

Mobile County tipped into buyer's territory, moving from 6.5 in July to 7.2 in August — the continuation of a steady, monthslong drift that has handed buyers more and more leverage.

Same seasonal slowdown, two different outcomes: one county still favors sellers, the other now favors buyers.

Baldwin County: The Mainland Holds, the Coast Runs Deep

Baldwin remained a seller's market overall. Sales eased with the season, which lifted the countywide number, but the mainland is still moving well while the beach stays firmly in buyers' favor.

  • Foley was the tightest market in the county and actually firmed up a touch (3.5 → 3.3).

  • Daphne (2.6 → 3.2) and Spanish Fort (2.0 → 3.9) loosened but remain strong seller's markets.

  • Fairhope held steady in sellers' favor (3.9 → 4.2).

  • Loxley / Robertsdale / Summerdale (5.0 → 4.9) and Lillian / Elberta (5.0 → 5.6) stayed seller-friendly.

  • Bay Minette / Stapleton swung hard toward buyers (2.6 → 10.7) — though it's a small market where just a handful of sales moves the number sharply, so it's one to watch rather than over-read.

  • Gulf Shores remained the most buyer-friendly market we track and ran a little deeper (12.8 → 13.7).

  • Orange Beach also loosened further for buyers (9.1 → 9.7).

What It Means if You're Selling in Baldwin

The mainland is still yours. Foley, Daphne, Spanish Fort, Fairhope, and Loxley/Robertsdale/Summerdale all remain seller's markets, most of them well under four months of supply. Sales did slow with the season, so pricing right and showing well matter more than they did at the peak — but demand is still on your side across the mainland.

What It Means if You're Buying in Baldwin

The coast is your opportunity, and it opened a little wider this month. Gulf Shores and Orange Beach offer the deepest inventory and the most negotiating room of anywhere in the county — especially in the upper price brackets. Bay Minette / Stapleton also tilted toward buyers this month.

Mobile County: Buyers Take the Wheel

Mobile County crossed the line this month, moving from a balanced market into buyer's territory. Most communities loosened further as sales slowed, extending a trend that's been building all summer.

  • Semmes was the standout for sellers, bucking the countywide trend and swinging back into a seller's market (7.6 → 5.9).

  • West Mobile, the county's largest market, tipped from balanced into buyer's territory (6.3 → 7.9).

  • Saraland made the same move, from balanced to a buyer's market (6.4 → 7.8).

  • Theodore / Grand Bay slipped from a seller's market into balance (5.9 → 6.2) — leaving the county without a clear seller's market outside Semmes.

  • Midtown (6.7 → 6.9) and Springhill (6.4 → 6.2) held steady in balanced territory.

  • Dauphin Island remained the most buyer-friendly market on the coast and deepened further (10.3 → 12.4).

What It Means if You're Selling in Mobile

It's a tougher stage than a month ago, but not a closed door. Semmes swung back your way and is the county's strongest seller's market. Midtown and Springhill are balanced — neither side dominates — so a well-priced, well-presented home still moves. Elsewhere, expect to compete harder for buyers' attention.

What It Means if You're Buying in Mobile

You have the upper hand across most of the county now. West Mobile and Saraland both tipped into buyer's territory this month, Dauphin Island offers the deepest inventory we track anywhere, and even the strongest neighborhoods have settled into balance. This is the most negotiating room buyers have had in Mobile all summer.

The Bottom Line

Summer cooled, and sales slowed in both counties — but the two sides of the bay tell different stories. Baldwin County is still a seller's market, led by a mainland that keeps moving, with the beach offering buyers real opportunity. Mobile County has tipped into buyer's territory, handing buyers the most leverage they've had in months.
